Buying property before it gets repossessed

Creating a win-win situation for the mortgage-burdened homeowner and the private investor.

As the cost of borrowing goes up, sadly for many, so does the number of repossessions.  In part this is due to some over-eager lenders providing large mortgages and ignoring the longer term affordability issues of the borrower.  Add to this the recent impact of Northern Rock in UK and the preceding turmoil of the sub-prime mortgage market, the overall result is a tightening of lending and increased costs of borrowing. 

Some may think that the cost of mortgages will fall if bank base rates ease back a little, but this really is not necessarily the case.  For the next few years you can expect lenders to increase their costs to offset the costs that they will face from over-zealous (some may say irresponsible) lending, it would take a significant fall in bank base rates to off-set these costs.  The bottom line is that the borrowers will end up paying for the legacy of the irresponsible lending.

Enough about all this doom and gloom for the borrower, there is some light ahead of us. Whilst it is a fact that UK repossessions are increasing in 2007 / 2008, there are ways to avoid this to the benefit of those with mortgage arrears piling up, and the private investor alike.  So how can you create such as win-win situation?  Well, really it?s quite simple, for the homeowner who is threatened with repossession they sell their property to a private investor or investment company and then rent it back.  This benefits the homeowner who would otherwise be repossessed, losing their home, and being saddled with the repossession costs, often leaving them without any equity from the forced sale of their home.  The private investor benefits because they buy the property at a discount to market value and then rent it back to a long term tenant.

The upshot is that much of the pain caused by repossession of properties can be reduced through creating a win-win situation by finding private investors or investment companies to buy properties before they are repossessed and then rent them back to the owner.
